Effortless Style And Coastal Cool Vibes Define This Pool And Outdoor Space—A Perfect Place To Celebrate With Family And Friends, Offering A Well-Earned Escape From Sydney’s City Life.
Perched on a dramatic slope stretching from Tramway Road to the street below, this 2000 sqm North Avoca property posed a complex challenge – and a remarkable opportunity. What began as a modest holiday retreat for a Sydney-based family has now been transformed into an immersive coastal sanctuary, thanks to the vision and expertise of Luxury Pools & Outdoor Living.
Entrusted with full creative freedom, the team embraced the steep topography and logistical hurdles, reimagining unusable land into a flowing, functional outdoor masterpiece. The brief was clear: design a luxurious space for family connection, entertaining, and relaxation – with “state of the art” features throughout.
Engineering meets elegance on this hillside block. From carefully planned cut-and-fill techniques to strategic compliance navigation, every detail was refined to optimise space and preserve privacy. A once-sloped, inaccessible area is now home to a state and the art perimeter knife edge spill over pool, curved stairways, entertainment cabana, breeze block feature walls, and seamless walkways wrapped in Matala Limestone Pavers from Artisan Exterior. Hidden beneath the sleek surfaces are feats of engineering: a balance tank buried beneath the cabana, a dual-purpose rooftop garden walkway, and a discreet equipment room finished in vertical battens for airflow and aesthetics.
Inside the cabana, custom joinery, concealed cabinetry, and floor-to-ceiling glass reflect the project’s commitment to craftsmanship. A unique daybed lounge and integrated poolside seating create inviting zones for rest and socialising, while diamond-cut sandstone from Gosford Quarries adds coastal softness and tactile luxury to the landscape.
From design to build, this North Avoca escape is a testament to collaboration, creativity, and the transformative power of great design. As Jason puts it, “Every inch of this space is a labour of love – designed not just to be seen, but to be experienced.”

Design + Build Project | Luxury Transcended – Terrigal
An Extraordinary Pool And Outdoor Space That Embodies Nearly Every Cutting-Edge Feature Imaginable, Elevating Outdoor Living To New Heights Of Luxury & Finesse.
Nestled in the heart of Terrigal, just minutes from the beach and an hour north of Sydney, lies a secluded oasis. Once an overgrown holiday retreat with no clear vision, this acreage has been transformed into a luxurious, multi-functional sanctuary by the expert team at Luxury Pools & Outdoor Living.
The project faced significant topographical challenges, with steep hills and uneven terrain that could have rendered much of the property unusable. To address this, Jason and the Team used cut-and-fill techniques to excavate and stabilise the land, creating usable, benched areas. A key design element involved cascading the pools into the hillside, which transformed previously unusable land into a functional feature while preserving flat areas for family activities. This approach allowed them to convert over 1000m² of unusable land into valuable space increasing the property’s functionality.
The scope was extensive, following a master plan that included far more than just a pool. It featured two interconnected pools that included a 25m lap pool, a James Bond-inspired cabana with a roof-mounted retractable TV, wet bar, and custom seating that doubles as a guest bed. The build also included a two-bedroom apartment, a kids’ hangout room, and a home gym. Additional landscaping elements – such as decking, walk bridges, and a waterfall – were cleverly integrated to support natural water filtration.
Every detail was meticulously planned – from the mitred 145×145 porcelain tiles to the spray concrete walls soaring five metres high. The pool alone required 150 cubic metres of spray concrete and over 380m² of tile, each edge cut and laid with laser precision.
The build wasn’t without its hurdles. Jason recalls the critical lap pool join as one of the most technically challenging elements, requiring advanced sealing and construction methods to prevent leakage – something many in the industry fail to master.
What began as a neglected block is now a showpiece of craftsmanship and vision. “There’s truly nothing I would change,” says Jason, reflecting on the final result. “Every level, every detail, was carefully designed and built to last. It’s not just a pool – it’s a legacy.”

Design + Build Project | Poetic Licence – Martinsville
Blending Rustic Charm With Modern Luxury, This Project Blurs The Lines Perfectly Between Historical Character & Contemporary Convenience.
Tucked away on a secluded acreage in Martinsville, NSW, this unique project by Luxury Pools & Outdoor Livingreimagines a historic rural property into a sophisticated outdoor sanctuary. The brief was clear: create a luxurious, modern outdoor living space while honouring the timeless character of the original cottage-style buildings.
“This wasn’t just about building a pool,” says Jason. “It was about respecting the historical bones of the property while layering in state-of-the-art features that felt timeless, not trendy.”
The journey began with a referral from the client’s landscaping company after a previous contractor failed to meet the project’s vision. From there, Luxury Pools & Outdoor Living stepped in to deliver the construction phase, seamlessly blending old-world charm with contemporary craftsmanship.
At the heart of the design is a fully tiled pool in turquoise green Ezzari tiles, paired with Europe Imports stone copingand reclaimed herringbone brickwork. Integrated spa jets add a resort-style touch, all crafted with relaxation and beauty in mind.
A standout element of the build is the exposed King truss roof on the custom-built cabana. Heavy posts were stained rather than painted to enhance the natural grain and industrial-heritage aesthetic. The cabana includes bespoke metal detailing and sits alongside two expansive Spotted Gum decks, poured concrete walkways, and a cleverly designed storage and equipment room with core-filled block walls and concrete flooring.
Traditional materials like brick and heavy timber were chosen intentionally, echoing the charm of the surrounding old buildings. The result is a space where historic elegance meets contemporary convenience, offering the family a tranquil retreat deeply rooted in place and purpose.
The final design delivers on every promise: a secluded, inviting, and enduring outdoor haven where form and function are equally celebrated. With the pool as its heart, this project showcases how expert craftsmanship and architectural sensitivity can turn a rustic property into a refined lifestyle destination.
